Preparation Is Everything
Our first preparation step is your enrollment in our Boot Camp. We will discuss the traditional real estate perspective on de-personalization, clutter control, etc. Then, we will discuss topics unique to our experience in marketing a home in The Woodlands. We utilize a post-closing survey of buyers of homes in The Woodlands to fine-tune our Boot Camp.
Your home will be staged professionally by someone with 20+ years in the business. Everyone decorates their home to suit their comfort and lifestyle; our staging team will decorate(stage) your home to sell by maximizing the many amenities!
We utilize two separate photographers to capture your home’s magic. Each photographer will contribute via images their own interpretation of the home. Again, based on experience and our post-closing surveys, we select the images that best defines and showcases the home.
In addition to creating an HD video tour of the home, we also create a video tour of the neighborhood. Our post-closing surveys reveal that buyers choose a neighborhood as well as a home in their decision process. Now that the Houston Association of Realtors Multiple Listing Service(HAR)  permits two public virtual tours, we upload both the home and neighborhood tour for maximum impact!

Marketing Strategy
Our marketing strategy is a combination of our own experience in The Woodlands real estate market plus the results of National, State, and Regional annual Buyer and Seller surveys conducted by the National Association of Realtors(NAR), Texas Association of Realtors(TAR), and the Houston Association of Realtors(HAR). Below is the latest chart detailing the tools of today’s buyers to find their dream home in The Woodlands.

We know the tools used by the prospective buyers of our homes in The Woodlands compliments of the annual surveys. Your next question is probably “Where are these buyers?” Being a master-planned community, The Woodlands Development Corporation wants to insure they are receiving the maximum return on their marketing/advertising dollars. To accomplish this, they compile data from several sources to determine the source of home buyers in The Woodlands. Here is the latest chart according to The Woodlands Development Company.

Out Of Area

31% of the buyers are current residents of The Woodlands. They are moving into larger homes as their family and financial success grows or they are downsizing empty-nesters. By studying the statistics and demographics, we use a mix of the Buyer Tools to introduce this segment of the buyer pool to your home.
31% of the buyers are residents of Houston or the surrounding areas. Of this percentage, almost 50% are moving to The Woodlands from Spring. Again, we have developed a specific Buyer Tool mix.
39% of the buyers are defined as out- of-area. This includes other cities in Texas, national, and international. The internet is the obvious buyer tool for this group of buyers. We utilize a mix of domestic and international portals plus the syndication services that include Zillow, Trulia, and the 300- pound gorilla,  to introduce your home to this significant pool of buyers.
Realizing the internet has evolved from text and photo only to accepting a variety of media, we create various format presentations of your home that include enhanced still images, video, podcasts, QR bar codes, and mobile. We will have examples of each media at our first meeting.

Consistent Communications is the key to success in selling your home. At least once every week, we will review the real estate market dynamics relative to our strategy.
